How to budget for your Akiya house in Japan? What to do when planning to purchase a house for the first time?

Are you considering purchasing an abandoned home in Japan? Known as "akiya," these empty houses are available at remarkably low prices, sometimes as little as $23,000. The abundance of these homes is due to several cultural and demographic factors, including a preference for new homes and significant population shifts towards urban areas.

Many Japanese people view older homes as having little value, which contributes to the low cost of akiya. Additionally, Japan's declining fertility rate and urban migration leave many homes without heirs or with owners who see no benefit in maintaining rural properties.

Specific 'free' Akiya House Common strings attached:

In order to get a 'free' house from the Japanese government (that took possession), there are a few restrictions applicable:

  • Applicants from abroad or with a residency in Japan
  • You need to be willing to live in the house for at least 10 years
  • Renovation needs to be completed within 3 years after purchase
  • Renovation: revitalizing (5M Yen or 32.000 USD) including materials and labor
  • Possibly asked to perform a community service
  • Accept Real estate tax liability, depending on location over Fixed asset value: Land + Building (annual fixed asset tax amount)
  • Accept Transfer (Gift) Tax (range: 10-55% transfer tax (or gift tax), depending on the 1) property value, and 2) relationship between buyer and seller, and 3) location
